This Cookie Policy explains how Reverse Mortgage Centre, operated by LendCity (FSRA #12728), a licensed mortgage brokerage under Mortgage Architects (“the Company”, “We”, “Us”, or “Our”), uses cookies and similar technologies on reversemortgagecentre.ca (the “Service”).
This policy has been prepared in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario consumer-protection and privacy legislation. It supplements, and should be read together with, our Privacy Policy.
What Are Cookies?
Cookies are small text files placed on your device when you visit a website. They allow a site to recognize your device, remember your preferences, and support essential functionality. Similar technologies — such as local storage, session storage, and pixel tags — may also be used to achieve comparable purposes. In this policy, “cookies” refers to all of these technologies.
Types of Cookies We Use
We use the following categories of cookies. Wherever a third-party service is listed, we have linked only the cookies that service actually sets in your browser — nothing more.

Essential Cookies Required for the Service to function, including page routing, security, and load balancing. These are set by our hosting platform, Vercel, when you visit any page on the Service. If, in future, we introduce an account feature for saved calculator scenarios, authentication tokens issued by Supabase Auth would also fall into this category. At present, Supabase is used only server-side for data storage and does not set cookies in your browser.

Functional Cookies Used to deliver optional features. On our Book a Call page, we embed a scheduling widget provided by Nylas. When you interact with that widget, Nylas may set cookies to manage the booking session (for example, to remember the time slot you selected). These cookies load only on pages where the scheduler is embedded.

Analytics Cookies We do not currently use analytics cookies. The Service does not run Google Analytics, Plausible, PostHog, Fathom, Umami, or any equivalent analytics script. If we add analytics in the future, this policy will be updated and, where required by law, we will ask for your consent first.

Rate Limiting & Security We use Upstash Redis to rate-limit form submissions and protect against abuse. This protection runs entirely server-side and does not set a cookie in your browser. It relies on request metadata (such as IP address) rather than browser storage.
Third-Party Services
The following third parties support the Service. Only the services listed under “Cookies in Browser” place cookies or similar storage on your device:
- Vercel — Hosting and edge routing. Sets essential cookies for session continuity, routing, and platform security. Cookies in browser: yes.
- Nylas — Scheduling widget embedded on
/book-a-call/. Sets functional cookies when the widget is loaded. Cookies in browser: yes, only on pages where the widget appears. - Supabase — Database and (future) authentication provider. Used server-to-server from our backend. Cookies in browser: no, under current configuration.
- Elastic Email — Transactional email delivery (consultation confirmations, contact-form receipts). Operates entirely server-to-server. Cookies in browser: no.
- Upstash Redis — Server-side rate limiting and security. Cookies in browser: no.
Each of these providers processes data in accordance with its own privacy terms and, where applicable, contractual obligations to us as data processors. See our Privacy Policy for details on how your personal information flows between the Company and our service providers.
Managing Cookies
Most web browsers let you control cookies through settings. You can configure your browser to:
- Accept or reject all cookies
- Notify you when a cookie is set
- Delete cookies manually or automatically
- Block third-party cookies specifically (for example, the Nylas scheduler cookies)
Blocking essential cookies may cause parts of the Service to stop working — for example, the scheduling widget may fail to load a booking session. Blocking functional cookies is generally safe, though the embedded scheduler may ask you to re-enter information.

Your Rights Under PIPEDA
Under PIPEDA, you have the right to know what personal information we collect about you — including information collected through cookies — and to access, correct, or withdraw consent for that collection, subject to legal and contractual restrictions. We may update this Cookie Policy from time to time to reflect changes in the services we use or in applicable law. Changes will be posted on this page with an updated date. Material changes — for example, the introduction of analytics cookies — will be highlighted on the page and, where required, will ask for your consent before taking effect.
